Pre-Construction & Planning

The decisions made before a single excavator arrives set the cost, speed and quality of everything that follows. We help developers and owners make them with clear numbers and fewer surprises.

Plan it properly, build it once.

Pre-construction is where a project's budget and programme are won or lost. Argentec works with developers, landowners and institutional clients from concept stage to translate a design intent into a buildable, priced and sequenced plan.

We review drawings for constructability, test the programme against site realities in Indian cities, such as access, monsoon windows, neighbouring structures and approvals, and identify risks early enough for them to be designed out rather than managed on site.

  • Cost clarity early

Budgets built from quantities and current market rates, so funding and sales plans rest on realistic numbers.

  • Risks surfaced, not discovered

Site, design and programme risks are logged, assessed and mitigated before mobilisation.

  • A programme you can hold

Sequencing that reflects approvals, procurement lead times and the monsoon calendar.

Capabilities & scope of work

  • 01.1

    Feasibility & site assessment

Review of site constraints, access, existing structures and services to inform what can be built and how.

  • 01.2

    Cost planning & estimates

Elemental estimates that mature into detailed bills of quantities as the design develops.

  • 01.3

    Constructability reviews

Design reviews from a builder's view to remove clashes, simplify details and reduce rework.

  • 01.4

    Programme & phasing

Master programme in Microsoft Project, with phasing for occupied, redevelopment or multi-tower sites.

  • 01.5

    Procurement strategy

Package breakdown, long-lead item identification and vendor shortlisting.

  • 01.6

    Risk register

A live register of technical, commercial and programme risks, with owners and mitigation.

Typical scope

  • Site visit and constraints study
  • Review of architectural and structural drawings
  • Quantity take-off and cost estimate
  • Value engineering options with cost and time impact
  • Construction methodology and site logistics plan
  • Master programme and milestone schedule
  • Procurement and package strategy
  • Risk register and mitigation plan
  • Support for statutory approval timelines

How we deliver

  1. 01

    Brief

Understand the client's objectives, budget envelope, timeline and quality expectations.

  2. 02

    Assess

Study the site, existing conditions and design maturity.

  3. 03

    Estimate

Prepare quantities and a cost plan; test options through value engineering.

  4. 04

    Sequence

Build the master programme and site logistics plan.

  5. 05

    De-risk

Agree the risk register, procurement plan and contracting route.

  6. 06

    Mobilise

Hand a priced, sequenced plan to the delivery team.

Project applications

  • Residential high-rise

Tower phasing, podium sequencing and sales-linked milestones.

  • Redevelopment

Projects on dense urban plots, with existing occupants and tight access.

  • Commercial & mixed-use

Office and retail schemes where the programme drives leasing.

  • Institutional

Education and healthcare buildings with fixed opening dates.

Quality, safety & coordination

  • Q

    Quality

Estimates and programmes are reviewed internally before issue, and assumptions are documented so they can be tested as the design develops.

  • S

    Safety

Safety is planned at this stage: site logistics, crane positions, access routes and work sequences are reviewed for risk before work starts.

  • C

    Coordination

One coordinated set of drawings and decisions across architect, structural and MEP consultants, managed in a single shared environment.

Frequently asked questions

When should we involve Argentec in pre-construction?

As early as concept or schematic design. The earlier constructability and cost input arrives, the more of it can be built into the design rather than changed later.

Can you work with our existing architect and consultants?

Yes. Pre-construction is a collaborative service; we work alongside your appointed design team and feed back cost, buildability and programme input.

Do we have to award the construction contract to Argentec afterwards?

No. Pre-construction can be engaged as a standalone service. Many clients find continuity useful, but the decision stays with you.

How accurate are your early estimates?

Accuracy improves as the design develops. We state the assumptions behind each estimate and update it at each design stage so you can see what has changed and why.

Do you help with approvals?

We plan the programme around approval timelines and coordinate technical information your consultants need. Statutory submissions remain with the appointed architect or liaison consultant unless agreed otherwise.
